Shop and Café Awnings

A good awning brings customers in, keeps produce and diners shaded and turns the pavement outside into extra trading space.

For a shop, café, pub or restaurant, an awning does three jobs at once. It protects window displays and fresh produce from the sun, it gives customers sitting outside a comfortable, sheltered spot, and it acts as a large, eye-catching sign for the business.

Commercial awnings are usually built to a heavier specification than domestic ones and are used every day, so they are worth specifying carefully – and they almost always involve the council in some way.

Types of commercial awning

Branding is usually printed or heat-applied to the valance or the main fabric. Waterproof PVC fabrics are popular for commercial awnings because they are easy to wipe clean and take printing well.

  • Traditional Victorian shop blinds – a retractable awning housed in a timber or metal box built into the shopfront, common on period high streets
  • Folding-arm and cassette awnings – the modern equivalent, often motorised and in a corporate colour
  • Dutch canopies – curved fixed or folding canopies over windows and doors
  • Fixed canopies and canopy frames – rigid structures over entrances or outdoor seating
  • Large-span awnings and pergola systems – for beer gardens and restaurant terraces

Planning, signage and the pavement

Most new shopfront awnings need planning permission, and those carrying a business name or logo usually need advertisement consent too. In conservation areas, councils often favour traditional retractable blinds in muted colours and resist fixed plastic canopies.

Where an awning projects over the public footway, the highway authority will set minimum clearances – typically around 2.1–2.4m above the pavement to the lowest point – and a set-back from the kerb. If you put tables and chairs outside, you will also need a pavement licence from the council.

Choosing a commercial installer

Look for an installer with experience of commercial work, who can provide drawings for planning applications, carry adequate public liability insurance and arrange out-of-hours fitting so you do not lose trade. Ask about servicing contracts, as awnings used daily benefit from an annual check.

Commercial awnings: common questions

Do I need planning permission for a shop awning?

In most cases, yes, and advertisement consent if it displays signage. Check with your local planning authority before ordering.

How high does a shop awning need to be?

Councils typically require a clearance of around 2.1–2.4m between the pavement and the lowest part of the awning, including the valance. Your local highway authority will confirm the exact figure.

Can my logo go on the awning?

Yes. Logos and lettering can be printed on the valance or main fabric. Signage may need advertisement consent.

Are commercial awnings tax deductible?

An awning for business premises may qualify for capital allowances. Speak to your accountant about your circumstances.
